Twenty years running construction packages — the last decade on architectural metalwork in London: balustrades, facades, feature staircases, balconies. I take a package from tender through planning, budget and fabrication to install, quality sign-off and handover — or step in wherever it has already got to.
Metalwork is where design intent meets tolerance. It arrives late in the programme, it is unforgiving on setting-out, and it sits in everybody's critical path. Most of what I do is protecting the install sequence from everything happening around it.

Sequencing from early design stage through the fabrication window to install and handover — and defending that sequence when the trades around it slip.
Budget setup, cost forecasting, monthly valuations and contemporaneous variation records, so the account reflects what was actually built.
Day-to-day control of the metalwork works from mobilisation to handover — programme, sequencing, labour, access and interfaces with the other trades.
Checking the structure against fabrication drawings before steel leaves the shop, so tolerance problems surface at survey stage, not at install.
Shop drawing approvals, RFI turnaround and sample sign-off kept moving with the design team, rather than stalling the fabrication slot.
Inspection and test plans, ITP sign-off, finish protection and a snag list closed out progressively instead of arriving as one list at practical completion.
RAMS, lift plans, permits and daily briefings — written and enforced by someone who also holds the NEBOSH General Certificate and SMSTS.
O&M documentation, as-built records, warranties and the health and safety file — assembled as the job runs, not scrambled together at the end.

Aviation, life sciences, retail, large-scale residential and listed civic buildings — each with its own approvals regime and its own reasons a metalwork package goes wrong.
The first six years were spent costing construction rather than building it. It is the reason I treat a programme and a valuation as the same document read two ways.
